Architect-led project referrals, not generic internet leads
APN connects selected contractors, consultants and suppliers with homeowners already engaged in residential design, planning, refurbishment and construction projects through our established architectural practice.
We are not a directory, a call centre, or a pay-per-lead platform selling the same enquiry to multiple contractors.
Architectural Partners Network has been created by working architectural designers and planning consultants with over 40 years of experience in residential design, planning applications, building regulations and project coordination.
Our referrals come from homeowners, landlords and property owners who are already actively engaged in a project — usually an extension, loft conversion, refurbishment, conversion, alteration or other building-related instruction.
In many cases, these clients have already approached us through our architectural practice because they need design plans, planning advice, building regulation drawings, structural input, party wall support or professional guidance before building work begins.
That means APN partners are not simply being introduced to cold website visitors. They are being positioned in front of clients who are already somewhere within the property improvement journey.

That does not mean every referral will become a job. No responsible business can promise that. But it does mean the context is very different from a cold internet lead.

Over many years of architectural practice, we are regularly asked by clients:

These questions come up naturally because homeowners often do not know who they need next, who to trust, or when each specialist should be appointed.
APN exists to create a more structured and professional way of handling those introductions.
Rather than giving random names, informal recommendations or unstructured referrals, APN allows us to build a managed network of relevant partners across defined service categories and territories.

We create structured partner categories
APN is organised around the services that homeowners commonly need during the course of an extension, loft conversion, refurbishment or construction project.
Rather than operating as a general advertising directory, APN is structured around real project requirements.
Typical partner categories include building control, structural engineering, party wall services, builders, loft specialists, glazing, kitchens, drainage, roofing, interiors and other services that naturally connect with residential design and construction work.
This structure allows us to match project-related referral opportunities with appropriate partner categories and territories when the need arises.
The APN referral model
1. Clients come to us through our architectural practice
The starting point is usually a homeowner or property owner contacting us for architectural support.
They may need:
design plans for an extension;
planning drawings;
permitted development advice;
a lawful development certificate;
building regulation drawings;
structural coordination;
party wall guidance;
or general advice on a refurbishment or construction project.
At this stage, the client is already actively considering work to their property. They are not just browsing.
2. As the project develops, additional needs arise
Most residential projects require more than drawings.
A client may also need:
a builder;
structural engineer;
approved inspector or building control provider;
party wall surveyor;
drainage specialist;
window and door supplier;
kitchen company;
roofing contractor;
loft specialist;
garden room contractor;
interior designer;
or other construction-related professional.
These requirements often become clear during the design, planning, technical or pre-build stages.
APN exists so that when these needs arise, we have a structured network of partners we can introduce where appropriate.
3. Partners are organised by category and territory
APN partners are allocated by service category and geographic territory.
This helps ensure that referrals are relevant.
For example, a client in Bromley needing a party wall surveyor should be introduced to a suitable party wall partner covering that area. A client in Surrey needing windows or glazing should be directed towards a partner who actually serves that territory.
This structure avoids random referrals and gives each partner a clearer commercial position.
In London, territories may be based around boroughs or borough clusters. Outside London, territories may be based around county areas, towns, districts or agreed APN territory clusters.
4. We make introductions where there is a relevant fit
When a client needs a service that matches an APN partner’s category and territory, we may introduce or signpost that partner.
The introduction is based on relevance, location, service type and availability.
APN does not guarantee that every client will proceed, and partners remain responsible for their own pricing, communication, quotations, suitability checks and sales process.
Our role is to create a professional bridge between active project clients and relevant partner businesses.
5. The partner takes over the commercial conversation
Once introduced, the APN partner deals directly with the client.
The partner is responsible for discussing scope, pricing, availability, terms, appointment, payment and delivery of their own service.
APN is not the contractor, employer, project guarantor or payment intermediary unless expressly agreed under a separate written arrangement.
This keeps responsibilities clear and allows each specialist to manage their own client relationship.
Why being architect-led matters
We are involved before many contractors are appointed
One of the strongest advantages of APN is timing.
Architectural consultants are often involved at the early stage of a project — before the builder, structural engineer, approved inspector, glazing supplier, kitchen company or other specialists have been appointed.
That means we often know about the project before many trades or consultants are even being considered.
This gives APN partners the opportunity to be introduced at the right time, rather than chasing the client after they have already gone out to multiple companies.
Because we are involved in the design, planning and technical stages, we often understand the project before a referral is made. We may know the type of work proposed, the planning route, whether structural input is likely, whether party wall matters may arise, and what stage the client has reached.
That gives APN partners better context than a cold internet enquiry.
We are trusted by the client
By the time a referral is made, the client has often already had contact with our architectural team.
They may have spoken to us, instructed us, received advice from us, or be relying on us to guide the project through planning, design or technical stages.
That trust matters.
A referral from a professional already involved in the project carries a different weight from a name found on a directory page.
