About Architectural Partner Network

Architect-led. Project-focused. Built from real client demand.

Architectural Partner Network Limited was created by working architectural designers, planning consultants and project professionals with over 40 years of experience in residential design, planning applications, Building Regulations and pre-build project coordination.

It combines architectural project experience with direct knowledge of the UK homeowner referral and lead-generation market.

APN was not built as a generic lead-generation website.

It was created because, during real architectural projects, homeowners regularly ask the same practical questions:

“Do you know a good builder?”
“Can you recommend a structural engineer?”
“Who should I use for Building Control?”
“Do I need a party wall surveyor?”
“Can you suggest someone for glazing, kitchens, drainage or roofing?”

These questions usually come from clients who are already actively engaged in an extension, loft conversion, refurbishment or property improvement project.

APN exists to turn those natural project conversations into a more structured, professional referral network.

Why we created APN

For many homeowners, the building process can feel fragmented.

They may start with architectural plans, but soon need input from structural engineers, building control providers, party wall surveyors, builders, window and door companies, kitchen suppliers, drainage specialists, roofing contractors, interior designers and other construction-related professionals.

Many clients do not know who to trust, when to appoint them, or whether they are speaking to the right type of specialist.

At the same time, many good contractors and consultants struggle to find serious, well-timed opportunities. They are often forced to compete on overcrowded lead platforms, chase the same enquiry as multiple other businesses, or pay for advertising that does not always reach the right clients.

APN was created to provide a better bridge between the two.

How APN differs from trade directories and lead platforms

APN is not designed to compete with Checkatrade, Bark or Rated People as another general trade directory.

Those platforms usually help homeowners find trades after they have already started searching, comparing quotes or looking for someone to carry out a specific task.

APN works earlier in the project journey.

Our referrals are connected to homeowners who are already engaged in architectural design, planning applications, Building Regulations, structural design or pre-build decision-making.

This means APN partners are positioned closer to the point where key project decisions are being formed — before many supplier, contractor and specialist appointments have been made.

Built by people who understand the project journey

Because APN is architect-led, we understand how residential projects actually develop.

We understand the early design stage, the planning process, permitted development, Building Regulations, structural coordination, party wall matters, contractor pricing, technical design and the point at which different specialists are usually needed.

That practical understanding matters.

APN is not simply a list of companies. It is a structured network built around the real stages of residential construction projects.

Built with experience of the UK referral and lead market

APN has also been shaped by first-hand experience of the UK home improvement lead-generation sector.

The people behind APN have worked within this market since the early growth of online homeowner enquiries, including direct experience with major UK platforms and national lead providers.

That experience matters because we understand both the value and the weaknesses of traditional lead-generation models.

Many platforms became focused on volume: selling the same enquiry to multiple businesses, encouraging price competition, creating refund disputes and leaving good contractors chasing poorly qualified opportunities.

APN has been built deliberately differently.

We know the lead-generation market. That is why APN is not a conventional lead-generation platform.

Our focus is not on bulk enquiry volume. It is on better timing, stronger project context and professional referral positioning linked to homeowners who are already engaged in architectural design, planning, Building Regulations or pre-build discussions.

Not bulk lead generation. Professional referral positioning

APN should not be confused with a conventional lead-generation platform.

We do not position APN as a bulk lead-selling service, and we do not guarantee fixed lead volumes.

Instead, APN is built around project-related referral opportunities that arise where clients are already engaged in design, planning, refurbishment or construction-related conversations.

For partners, APN provides category positioning, territory allocation and the opportunity to be introduced where there is a relevant fit.

For clients, APN provides a clearer route to finding suitable professionals connected with the next stage of their project.

Our network

APN is being developed across a wide range of construction and property-related categories, including:

approved inspectors and building control providers;
structural engineers;
party wall surveyors;
builders and refurbishment contractors;
loft conversion specialists;
window and door suppliers;
kitchen and interiors companies;
drainage and groundwork specialists;
roofing contractors;
garden room companies;
and other services connected with residential projects.

Partners are organised by service category and territory, helping create a structured and relevant network rather than an unfiltered directory.

Our territory approach

APN uses defined territories to give partners clear geographic positioning.

In London, territories may be based on individual boroughs or borough clusters.

Across the Home Counties and wider regions, territories may be based on towns, districts, counties or APN-defined territory clusters.

This structure helps us keep referrals relevant to location and service type, while giving partners a clearer commercial position within the network.

Why partners join APN

Partners join APN because they want to be positioned within a professional, architect-led network connected to active residential projects.

APN is particularly suited to businesses that value:

quality over bulk volume;
professional positioning;
local territory coverage;
association with architectural and planning-led projects;
relevant referral opportunities;
and long-term visibility within a structured network.

APN is not designed for businesses looking for cheap bulk leads or instant guaranteed work.

It is designed for established contractors, consultants and suppliers who understand the value of being introduced at the right stage of a project.

Our standards

APN is built around trust.

We want to work with partners who communicate properly, price transparently, treat clients professionally and take pride in their work.

Where a client is introduced to an APN partner, that partner remains responsible for its own quotation, contract, terms, delivery, insurance, workmanship and professional obligations.

APN does not replace the partner’s own responsibilities, but it does aim to create a more considered and credible referral environment.

Our aim

Our aim is to build a trusted architect-led network of construction and property professionals across London, the Home Counties and beyond.

We want APN to become a place where clients can be signposted towards relevant specialists, and where good contractors, consultants and suppliers can secure meaningful territory-based positioning connected with real residential project demand.

APN is built for the long term, not as another generic directory, but as a professional referral network shaped by how building projects actually happen.
